An 8 a.m. phone call this morning brought our whole house deal crashing down around us. The buyers backed out. Needless to say Kelly & I were in a state of disbelief, anger, disappointment & frustration. The folks left yesterday afternoon with smiles & handshakes & what happened between them between that time & this morning we can only guess at but we do know ours was the 3rd house deal they backed out of recently with the first 2 being in Kingman Arizona. I’m guessing they are having a hard time deciding on what they really want to do with their lives & for the most part I can understand that. Kelly & I have been in that same frame of mind as well a few times over the years. Barb loved the house & property & wanted it but we could tell Dave was more reserved on their visit Thursday. He did tell me the first time we met he preferred to continue their RV travelling lifestyle & Barb not so much so who knows. No matter……it is what it is & today has been a very emotionally draining day for us…………….

So sorry for you frustration! Sounds like it's more their problem than yours. Hope one of you other interested parties comes through. Last house we sold the buyer's lawyer called ours on the day of closing and demanded an extra $5000, saying the floor was damaged. The deal was signed at that point, so we didn't give in. Five lawyer consultations later, at quarter to five, the buyer finally gave up and we got our money!

No sense in getting bent out of shape about it. If it wasn't in writing, it wasn't a deal to begin with. And if it's priced right, another buyer will be along shortly.
ReplyDeleteEverything was legally in writing with the title company & the only papers left to sign were the closing title papers. I wouldn't go as far as to call our frustration & disappointment as being 'bent out of shape'.
DeleteLol...my mistake then. When you said a state of disbelief, anger, disappointment & frustration I took that to mean you were getting a bit bent out of shape!
DeleteGlad it's not that big of a deal then and that you have been fairly compensated for your time and efforts. Now, you can lower the sale price by the amount of the deposit and it will sell even quicker!
A written contract with a substantial, non-refundable deposit is the only way a deal is a deal.

No idle chatter here. It was a written contract & the title company called today saying they have the buyers deposit for us.

I know how you must be feeling, but you can also look at it optimistically. They weren't the right buyers for your beautiful property, and someone else will come along who will be thrilled with it and everything will go smoothly.

ReplyDeleteOh, Al! I am so sorry to read this! Can only imagine how wronged you are feeling. Rightfully so. We don't know what happened with that couple, but too bad they didn't take care of their world BEFORE they came in and crashed yours. Your house is such a beautiful, unique one that surely someone else will come along and be glad to have it. It is so perfect for any couple that is looking to get out of the snow, cold, etc.
ReplyDeleteMeanwhile, please try not to be too downhearted. This, too, shall pass, and maybe for the better. At least you know you aren't carrying this disappointment alone. Lots of shoulders here.
We feel your pain. Had the same thing happen with our house when we started fulltiming. Getting to keep their deposit didn't really ease the feelings of disappointment. Another buyer finally came along, but we didn't get our hopes up so much the second time until those final closing papers were signed!

In the past 4 1/2 years we sold two homes, spending our winters in our condo which use to be rental property for us. In both sales the anxiety leading up to the final closing was real high...dealing with inspections, with loans going through, etc. Hopefully another deal will come along fast and this will just be a memory. ReplyDeleteIt's called Buyer's remorse and is not an unheard of phenomenon. Happened here on Campobello last year with a $500,000 deal.nYou will find a new buyer, I am sure.

ReplyDeleteThose folks must be pretty flush to be able to lose three deposits now. So sorry for you two. Sorry for them also since they clearly aren't on the same page. There's is a bigger problem than yours.

Oh man, what a disappointment. Kelly, be careful you don't get too run down. I worry more about your health than selling. Your house is beautiful. Keep going as if it is sold because it won't be too long.

ReplyDeleteI hate hearing this news. I know how stressful buying and selling a house can be, let alone preparing for your trip back north. Over the many years I have existed I have come to the conclusion things work out when they are meant to work out. It's a great house, property and price ... I think it still sells before you leave AZ. Hang in there.

I would imagine it gets pretty expensive for the couple to keep backing out of deals like this, glad you were compensated for your efforts.
ReplyDeleteSo sorry. As you may remember we had a long hard time selling our home, but in the end all was well and we are free of it. The fall may be a better time to attract someone who wants it as a winter home. Will you leave it with a Realtor over summer?

ReplyDeleteThere are more foreclosures out here in California than they report, and there are so many people who try to buy homes out here for $700,000 and it falls through because it is difficult to qualify. Income stay flat, high taxes then they have to pay tax supplement by then they foreclose. House that are basically worth at most $120,000, just sayin!
